Be Familiar With Your Obligations
Living in a condominium situation is NOT the same as having your own house on a large lot! In order for this type of arrangement to work, there are necessary rules and limits. Observing them makes for the best living experience for all residents. Major changes are typically included in our Association newsletter. NOTICE: Failure to observe the Association's regulations and procedures may subject you to fine, orders to remove, or other legal actions. If you have any question at all, ASK FIRST!
Resident Handbook. This covers a wide range of topics regarding requirements, procedures, and opportunities. Residents may pick up a copy at the Office, or may download a copy here. This is PDF file. Also note that on occasion there may be some updated or corrected policies that are not yet incorporated into the handbook, so feel free to contact the Office with any questions. NOTE: a revised version is anticipated to be issued in early 2012. In case of any uncertainty about the rules, ASK FIRST.

The Governing Documents.
These are the Association's corporate papers, including its Certificate of Incorporation, By-Laws and Master Deed. They set forth the structure of the Association, its operations and rules of conduct. The Board of Trustees' authority derives from these documents. When units are sold or leased, the owner should provide this information to the new owners or tenants. For information on obtaining these documents, contact the office. |

These pertain to a variety of changes you may wish to seek approval for, ranging from patios and balconies to doors, windows, new heating systems or other actions impacting structure, appearance, use, or common elements generally. They also prescribe pertinent rules and limitations as to what you can or can not do in various common or limited common areas. All unit owners and residents should consult this page.

- Architectural Control Regulations (these rules are general in nature, have been supplemented/modified by more recent subject-matter regulations, and are administered by the board of trustees).

- Penalties for late payment of maintenance fees and other obligations.
- Transfer fee resolution. Costs charged at time of unit sale.
- Moving Regulations and Prohibition of PODs and similar storage/moving devices. What you should know before planning a move in or out.
